Municipal Utility District (MUD)

Medina Valley Ranch is located within a Municipal Utility District (MUD) — a special district authorized by the State of Texas to finance, build, and maintain the community's core infrastructure, including water, wastewater, drainage, and roads. This is a common, proven structure used by many of Texas' most established master-planned communities.

Official MUD Notice

Texas law requires every buyer to receive an official MUD Notice — disclosing the district's current tax rate, bonded debt, and fees — before entering a purchase contract. For new homesites, this notice is provided with your purchase documents.
